What We Are Looking For – Real Estate Value Add

Industrial Renaissance is looking for real estate investments that need more than just money. We are looking for investments that require a management partner with a building / construction / remodeling background and where value can be created, or those in need of financial restructuring. To consider a real estate investment candidate, we must be able to add value to the real estate property going forward.

Real Estate Criteria

Existing Multi-Family Real Estate

We are looking for existing multi-family developments with 50 to 500+ units/property with good “bones” that meet any/all of the following criteria:

  • Tired and in need of a remodeling “facelift”
  • Under-market rents
  • Improved property management and expertise are required
  • Mortgage is in need of refinancing
  • Fractured relationship with Lender(s)
  • REIT needs to exit within a maturing fund
  • Family owned with no successor to take over and manage the property

Vacant Buildings

We are looking for vacant brick buildings with good “bones” that can be gutted and remodeled, and converted/repurposed into multi-family income properties, with 50 to 100+ units/property.

We are particularly interested in the corridor running from the West North Central U.S. (Dakotas) down through Texas, the Northeast, Southeast, Midwest, Southwest, and Rocky Mountain States.
